Void to Key

One person coordinates the physical turnaround — from empty property to clean, repaired and ready for marketing, viewings or handover.

A clean, empty rental property living room ready for the next tenancy

Repairs, decorating, flooring, cleaning, clearance and snagging are scoped together, priced before work starts and photographed at every stage. The property is handed back ready for marketing, viewings or handover according to the agreed scope. (A void is the empty period between one tenancy and the next.)

Send a few photos and the postcode. We'll review what's needed and explain the next step.

What a proper turnaround looks like

The problem

  • The property sits empty while trades are booked one after another
  • Every week empty is a week of rent lost, while the bills keep running
  • The decorator waits for the repairs, the cleaner waits for the decorator
  • You only find out what was done when you visit

Void to Key helps reduce avoidable gaps between stages. One scope, one schedule, one person accountable for getting the property back on the market.

WHY IT MATTERS

Why it's worth doing properly

A stronger listing.

A clean, freshly decorated home photographs better and attracts more enquiries and viewings.

Supports your asking rent.

It is easier to hold your price when the property matches it, and harder for applicants to negotiate down over visible defects.

More choice of tenant.

More interest gives you more applicants to choose from.

Fewer call-outs later.

Defects are dealt with while the property is empty, not after someone has moved in.

THE PROCESS

How it works

1

Review & scope

Send the postcode, photos and the date the property becomes empty. We review your photos first; if a site visit is needed to confirm the condition and scope, we explain the arrangements and any charge before booking. You receive an itemised scope and quote to approve, amend or remove.

2

Schedule & access

Keys and dates are agreed so the works can be planned without gaps between trades.

3

Works

Repairs, then decoration and flooring, then cleaning — with photo updates throughout.

4

Check & handover

Every item is checked against the scope. You receive a completion report, photos and keys returned as arranged.

Not included

Gas and electrical safety certificates, EPCs, licensing, legal compliance checks, tenant finding, marketing photography, listings and property management are not included in the quoted physical turnaround. Structural work, major alterations and full refurbishments are quoted separately. If something needs a qualified specialist, we tell you and explain the options before anything is booked.
